A guided sequence

The Seven Decisions

A considered move begins by separating one large question into a series of clear, manageable choices.

01

Preparation

What does the house truly need before it reaches the market? I help you separate useful preparation from unnecessary expense.

02

Timing

When should you begin, and how much time do you actually need? We work backward from a realistic target date.

03

Positioning

How should the home be presented to the buyers most likely to value it? Positioning shapes the way the market sees your property.

04

Pricing

What does the current market support? We examine the data, your goals, and the tradeoffs behind each pricing strategy.

05

Marketing

How will the right buyers discover and understand the home? The marketing should communicate its value clearly and honestly.

06

Offers

What does each offer really mean beyond the price? I help you compare terms, risk, timing, and the strength of each buyer.

07

Transition

What needs to happen before and after closing? We build the sequence around your next move, your family, and your priorities.

Real situations, considered guidance

What has actually happened

A long preparation window

situation
A seller needed every dollar from his sale to fund his next move. He believed his home was worth more than the comparable sales around it.
approach
Preparation took approximately nine months at his pace, and the market changed during that time. I kept him informed so he could understand the data and make his own decision.
outcome
He chose to enter the market above where the data initially pointed. The home sold within a few weeks, without a price reduction, at a number that aligned with the market.
principle
When his plans for the next purchase changed, we changed the strategy. The plan served the client, not the other way around.

An as-is estate sale

situation
A family member had planned ahead, allowing the property to be sold as-is.
approach
We positioned the property for the current market and moved through the sale without adding unnecessary preparation.
outcome
The home sold above asking within two weeks. The seller then entered a much more competitive market where homes were averaging eight to ten percent over asking.
principle
After losing a couple of homes, the seller remained patient and closed on the right one in July 2026.

About Peter

Calm guidance, grounded in experience.

I spent more than twenty years leading teams in corporate finance before moving into real estate. That experience taught me how to evaluate risk, communicate difficult information clearly, and guide people through decisions with real financial consequences.

I entered real estate as an investor. My first listing was my own renovation project. It was six months behind schedule, and I was running out of both time and money. I did not handle that experience well, but it changed how I approach this work.

Since then, I have invested heavily in coaching, training, and building a thoughtful process. My goal is to help every client understand what they are doing, why they are doing it, and how each decision may affect the outcome.

I am a son, a brother, a husband, and a father. I try to understand the person in front of me before offering advice. I deliberately limit the number of transactions I handle at one time so I can give each situation the attention it deserves.

A fair question

“My neighbor got $X.”
“My house is nicer. My house is better.”

I understand why those comparisons matter. A nearby sale can provide useful context, but no two homes, timelines, or market moments are exactly the same. My role is to help you examine the data, understand the tradeoffs, and choose a pricing strategy with clear expectations. The market ultimately reveals value.
